Hua Hin
Hua Hin, summer residence of the king
and queen of Thailand, is 2 hours drive
or a 40 minutes flight southwest of Bangkok
on the gulf on Thailand. For the past
70 years the town of Hua Hin has maintained
its serene character as a tranquil, upmarket
and relaxing resort destination It boasts
clean, quiet sandy beaches, a beautiful
seashore, lush green valleys, a reliable
warm climate, combined with the charm
of a flourishing fishing village.
Unlike many other Thai resorts that have
fallen victim to careless property development
and low end ‘package tour’
tourism, Hua Hin has maintained its niche
as a five star resort destination, with
very few high rise condominiums. Hua Hin
is a holiday resort for foreigners and
Thais.
Hua Hin is home to numerous 5-star, and

History
While the beaches of Phuket and Samui
were discovered only recently and have
since undergone rapid and sometimes destructive
development, Hua Hin has already been
the favorite Thai resort for over 70 years.
The resort was discovered in the early
1920s by King Rama VII as an ideal getaway
from the sultry metropolis of Bangkok.
The tranquil fishing village was turned
into the Royal resort and consequently
became popular among Siam’s nobility
and upper-class.
The construction of a railway line from
Bangkok ensured its accessibility and
popularity with a wider part of the Thai
public. But it was the resort’s
royal endorsement which has given Hua
Hin a special character of its very own.
In 1928, King Rama VII built his Klai
Kangwon (Far From Worries) Palace which
remains until this today an official royal
residence. It is still frequently used
by members of the royal family and is
open to the public for visits.
Hua Hin continued to develop in its own
leisurely way, both as a aristocratic
resort with the added attraction of an
18-hole golf course, and as a fishing
port. The Railway Hotel, today’s
Sofitel Central Hua Hin, was built by
the State Railways of Thailand in 1923
in the architectural style of old Siam.

The Dok Mai, which 6 villas built in a
“Z”-shape and 8 Bai Mai villas
built in a “S”- shape.
Each villa is built on a plot varying
in size from 700 sq meters (7,500 sq feet)
to 1,800 sq meters (19,375 sq feet) and
offers an internal living space of 150
sq meters (1,600 sq feet) for the Bai
Mai villa and 210 sq meters (2,260 sq
feet) for the Dok Mai villa.
All Baan Ing Phu homes offer a fantastic

Maintenance contract (optional)
In order to make home ownership at Baan

Baan Ing Phu Service Charges
In order to maintain the Baan Ing Phu
environment in pristine condition, all
home owners are expected to sign up for
the annual service contract.
The full-service concept at Baan Ing Phu
provides round-the-clock professional
care for:
Permanent 24 hour guard security throughout
the entire estate.
Maintenance of common infrastructure such
as roads, water facilities, lighting and
electricity.
Common gardens.
Garbage collection.
Pest control.
Contribution to the upkeep and maintenance
of the Zephyr Valley Country club, grounds
and amenities.
The annual service charges varies in accordance
with size of the plot and has been set
for 2007 at an average amount of €2.400

Legal ownership Baan Ing Phu Villas
Under current Thai legislation, non Thai
nationals are prohibited from owning a
freehold title to land.
In order to protect your ownership of
your Baan Ing Phu villa we have, with
a respected law firm from Bangkok, set-up
a legal construct that guarantees your
ongoing ownership.
It is based on a combination of freehold
and leasehold and full details are available
on request.
Insurance
Your villa is fully insured during construction.
Prior to completion and handover you will
be offered the BIP home insurance policy,
underwritten by a well established international
insurance company based in Thailand.
However, you are free to choose your own
insurance company, as long as your villa
is properly insured and complies with
the BIP “rules and regulations”.
Timetable
The first villas are due to be completed
in May this year. The entire Baan Ing
Phu project is due to be completed in
2008.
