Why is this a land rental agreement and not a freehold purchase?
According to local law, if the project were to sell freehold land, each and every plot would have to be separated and registered as individual
plots, all of which must have road access. It is physically impossible to build roads in between the plots and going to every bit of the rainforest,
and it would of course destroy the forest if we were to do this which defeats the object of the project. This law does not apply to a land rental
transaction.
How do you know this Carbon Offset project is genuine?
The project has complete supporting documentation available to anyone who wishes to see it, they do not accept monies; they are held by the
Trustee until the land rental contract is signed by both parties, and if anyone is still concerned, a visit to the project itself can be arranged,
including a tour of the forest and the people involved in the project. They will pick you up from the airport and can even help with arranging
accommodation and transport. Furthermore, they will even pay for your trip if you buy 10 units or more.
How do I know that these credits are any good?
The credits produced are certified by an official firm, Bioeco S.A and follow the guidelines of the Voluntary Carbon Standard (please see www.v-c-s.org
) They are of the same standard and type as the credits sold by the Costa Rican government itself.
How do I know that the accreditation will be renewed every 5 years once I have paid my money?
The main co-ordinators are bound by the lease agreement to the renewal of the accreditation. Moreover, funds for this will be deposited in the
Trustee's escrow account and held aside for this purpose.
How much do I have to invest to be a part of the project?
The minimum purchase is one unit, which is the equivalent of 5000m2 at the current price of US$ 12,000.
How can the project benefit my business, or personal portfolio?
Aside from the financial gain, being a part of a genuine environmental project can lend enormous credibility to your company
or organisation; being able to say you are “carbon neutral”, helping to save the rainforest and protect animal species is a great
marketing tool.
Does the project exploit local land owners?
No - the project do not underpay land owners, and we allow them to stay on the land if they have a home there, often employing them to help with
the security of the forest.
What is my exit strategy?
Your land rental agreement is renewable which means that after the 50 year period (or before if you wish) you can sell on the existing land rental
agreement or the renewal to a 3rd party. The renewal fee will be based on the actual value of the land at the time of renewal and this value will
be established by a valuer of a Bank in Costa Rica. Their only request is that you sell it to an acceptable investor (e.g. not a timber company!),
and that they can check them out before the transaction is made, although the third party will have to sign the same agreement in which they accept
the same rules and regulations.
What are the risks to my investment?
The risks are very low: In the rainforest the climate is very damp thus there is little or no risk of fire. The land will be guarded against theft,
squatting or logging and the project is not in a volcanic or earthquake zone. The credits produced by the land are certified, numbered and follow
the guidelines of international governing bodies. The land value is increasing steadily in Costa Rica and unlikely to fall in line with the global
property market.
How do the project co-ordinators make their money?
They do not sell all the land in the project, they
only release small parts of it in order to raise capital for further expansion. The land that they
still own creates carbon offset credits which are sold and this is where their main income comes from.
