Silver Tree Country Club
There are only 200 (1500 sqm)
plots available. Provisional planning has been
approved with the Mayor and Planning Director
(subject to final viewings of development plan)
and full planning permission is due by the end
of 2007. In the unlikely event that this is
not granted by July 2008 then investors will
be entitled to their money back, making this
investment very secure. Site Infrastructure
will commence in February 2007 By selling the
plots at the earliest possible point, we will
be offering investors the opportunity to buy
at very low prices so they can achieve the highest
possible return from their investment. Our recommendation
is for investors to retain the contract for
12-18 months and reassign the contract to a
local buyer through our resale scheme, avoiding
both the purchase taxes and Argentine banking
logistics.
We recommend that clients do their own due diligence
to establish the political, demographic and
political stability of Argentina. www.britain.org.ar
Full payment required on signing of
contract.
Silver Tree Fund S.A. is committed to developing
the concept of five star country clubs within
the Province of Buenos Aires. Silver Tree Country
Club is the first of several planned developments
aimed at providing a lifestyle of luxury within
a secure environment with a range of amenities

Argentina is the second largest country in
South America and the eighth largest country
in the World. Argentina is bordered by Paraguay
and Bolivia in the North, Brazil and Uruguay
in the Northeast and Chile in the South and
West.
The country covers nearly 3,800,000 square
km, it stretches 3,460 km from north to south
and 1,580 km from east to west. Argentina
has a diverse landscape; it possesses expansive
deserts, some of the world’s tallest
mountains (Argentine Andes), fertile agricultural
plains and rolling plateaus.
Argentina’s climate ranges from subtropical
in the North-east, temperate in the Central
regions to arid and cold in the South and
along the mountain ranges. Argentina is the
most developed country in Latin America; it
has the highest GDP per capita, the highest
level of education, good infrastructure, and
strong telecommunications industry including
mobile, internet and wideband services.
Argentina is:
The world’s leading producer and exporter
of sunflower oil.
The world’s leading exporter and third
largest producer of soybean oil.
The world’s leading exporter and second
largest producer of honey.
The world’s second largest exporter
of corn.
The world’s third largest producer of
soybeans.
The world’s third largest producer and
first largest exporter of lemons.

beef.

wine.
In addition to this outlook, Argentine Central
Bank stated that in the first semester commodities
increased their prices 5.8%. These productled
by the soybean complex-, rose their international
values 23% in the last ten years.
The latest development in trade was the signing
of a trade agreementwith China for Soya for
the next twenty years, thus securing market
hare. Agreements with Bolivia, Paraguay, Brazil
and Uraguay ensure that commodities are used
to improve the economic long term growth of
the area. Argentina has a strong chance to
become a great nation again.
Argentina tourism
Domestic and international tourism has grown
+12% for quarter one of 2006. Argentina offers
a host of tourist attractions from the buzz
of Buenos Aires, to skiing on the slopes of
Patagonia, wildlife safaris plus adventure
sports as rafting, gliding and trekking. Argentina
also has a varied and interesting history;
you can visit the holy cities, legendary ruins
and museums.
Culture is very important to the Argentines
and you can enjoy the traditions of dance,
folklore and music. Argentina’s tourist
industry is benefiting from both domestic
and international tourism.
Domestic tourism is formed from city workers
who visit the country for weekends and for
summer holidays, there is also a strong market
to relocate their families to the country
during the summer months and commute to work.
International tourism mainly comes from Europe,
USA, Canada, Brazil and Chile. 40% of real

Questions and answers
1) What is the timescale of the development?
The development will start in April 2007.
Building materials and security is already
on site and plans have been finalised. The
development will be in three phases, phase
one is to be completed in approximately one
year and the entire development should take
two years to complete. Investor plots will
be in phase one so can be re-sold quickly
if desired.
2) What are the purchase costs involved,
including any servicecharges? Are any profits
taxed in Argentina?
The worst case scenario is that a council
property tax of US$2,000 is applied to each
plot. This payment can be deffered for up
to two years after selling the plot. Capital
gains tax is 11% although this can be substantially
reduced. You have no obligation to pay the
US$2000 or pay the taxes if you decide to
re-sell the plots before receiving the final
titles of the property. If you decide to keep
your plot or build on it there will be a home
owner’s association fee of US$100 per
month. Our fee for selling the plot on your
behalf is 10%.
3) Are the plots chosen and traded
individually and held directly in investor’s
name?
Yes.
4) Who currently owns the land?
Silver Trees Fund S.A.
5) When was it purchased?
The land was purchased approximately 12 months
ago.
6) What are plot sizes?
The plot sizes are 1,500 sqm. They are big
enough to build a family home with a garden.
7) Who will finance, own and operate the revenue
and non-revenue facilities?
This will be Financed by Silver Tree Fund
S.A.
8) If we own this property, what are
the property taxes accruing each year?
See above.
9) Which country’s law applies
to the purchase and sale agreement? Is this
a UK contract or a contract based on Argentinean
law?
It is Argentinean Law which is based on Spanish
Law. For a top Argentine legal firm to view
the contract it will cost approximately US$800.
Looking at the purchase contract you’ll
see that it’s very straightforward.
The contracts are understandable by all, not
just lawyers. www.graceandco.co.uk
10) How will the plots be resold –
what is the exit strategy?
We will soon have agents in Buenos Aires who
will be selling the development to the local
Argentines, once it is released at the end
of 2007. Once the development is launched
we will be selling the original 150 investor
plots, alongside the general release and it
is our intention to sell one investor plot,
for every nine “new release” plots
that are sold.
11) How safe is my money?
The worst case scenario is that if planning
is not granted by July 2008, then you will
receive your money back with no interest.
12) What is the anticipated launch
price?
We are confident that we will start selling
these plots to the Argentine market for US$75,000
to US$100,000 per plot when launched.
